Registry fees are NSW Land Registry Services's FY 2026-27 lodgement fees for the transfer and one mortgage — buying without a loan, subtract the mortgage fee. PEXA/conveyancing charges are separate. Confirm with Revenue NSW before relying on it.

How New South Wales calculates transfer duty

This stamp duty calculator for NSW runs the FY 2026–27 transfer duty table — the thresholds Revenue NSW re-indexes every 1 July — plus the First Home Buyers Assistance Scheme and the foreign buyer surcharge, verified against Revenue NSW's own worked examples to the cent.

Transfer duty is charged on the dutiable value — the purchase price or the market value, whichever is higher (that’s why a bargain family transfer is still assessed on what the property is worth). The rates are a sliding scale: each bracket adds a fixed base plus so many dollars per $100 — or part of $100 — over the bracket floor. You must pay within three months of exchanging contracts to avoid interest; in practice your conveyancer lodges electronically and duty is paid at settlement.

Two overlays sit on top of the general table. The First Home Buyers Assistance Scheme wipes duty entirely up to $800,000 for a first home (new or existing) and shrinks the bill on homes under $1 million — with a 12-month live-in requirement. And premium duty adds a 7% top rate on residential value above $3,870,000, applied to the first two hectares. Both thresholds re-index each July along with the brackets. On a new home, the First Home Owner Grant can be paid on top of the scheme.

About these rates

When we tested competitor calculators in September 2026, two of them were still computing NSW duty on last year’s brackets.

Exemptions and concessions

The calculator above models the NSW transfer duty concessions that turn on who is buying and what they are buying — the ones you can pick in the form:

  • My home or an investment — NSW charges both on one general schedule.
  • My first home — New or existing: no duty to $800,000, less duty under $1m.
  • Land for my first home — No duty to $350,000, less duty under $450,000.

Those come from New South Wales’s published schedule, and the engine behind them is pinned by tests to Revenue NSW’s own worked examples and its First Home Buyers Assistance Scheme calculator.

Other exemptions exist that this calculator does not model, because they turn on facts a calculator cannot see: a transfer between spouses or de facto partners, property passing through a deceased estate, a transfer ordered on the breakdown of a relationship, a family farm, or a concession card. Whether any of those is available in New South Wales, and on what conditions, is a question for Revenue NSW. We do not guess at eligibility rules we have not verified, so the figure above assumes none of them applies to you.

The same price, in every state

Duty is the one purchase cost that changes completely with the border, and the gap between the dearest and the cheapest jurisdiction on an identical price is routinely tens of thousands. This moves with the calculator above.

NSW ranks #3 of 8 for owner-occupier duty at $650,000, cheapest first.

Owner-occupier and investor transfer duty in every state and territory, on the price entered in the calculator above, cheapest owner-occupier bill first.

Whole dollars. First home buyer concessions are excluded here because eligibility differs by state and by buyer; the calculator above applies NSW's.

Worked examples

  • Standard buyer, $650,000 unit. $11,602 + $4.50 per $100 over $387,000 = $23,437.
  • First home buyer, $850,000 house. Full duty would be $32,437, but the First Home Buyers Assistance Scheme knocks off $22,640.25 — duty payable $9,796.75. At $800,000 or under it would be zero.
  • Foreign buyer, $1,000,000 apartment. $39,187 transfer duty + $90,000 surcharge purchaser duty (9%) = $129,187.

Frequently asked questions

How much is stamp duty in NSW?
At FY 2026–27 rates: $14,437 on a $450,000 property, $30,187 at $800,000 and $55,537 at $1.35 million — the first and last are Revenue NSW's own worked examples. Eligible first home buyers pay nothing up to $800,000. Use the calculator above for your exact amount.
Do first home buyers pay stamp duty in NSW?
Not on new or existing homes valued up to $800,000 under the First Home Buyers Assistance Scheme, with a concession for homes under $1,000,000 (vacant land: free to $350,000, concession under $450,000). You must move in within 12 months and live there at least 12 continuous months.
What is premium transfer duty?
A higher top rate for expensive homes: residential property above $3,870,000 (FY 2026–27) pays $194,137 plus $7.00 per $100 over the threshold, applied to the first 2 hectares. The threshold indexes with CPI each year.
Does NSW have a foreign buyer surcharge?
Yes — surcharge purchaser duty of 9% of the dutiable value on residential property (raised from 8% on 1 January 2025), payable on top of ordinary transfer duty. Foreign owners also pay surcharge land tax in NSW each year they hold.
When do you pay stamp duty in NSW?
Revenue NSW gives you three months from signing the contract, and settlement cannot go ahead until the duty has been paid — so in practice your solicitor or conveyancer makes sure it is paid by settlement day.
Can stamp duty be added to my home loan?
That is a question for your lender, not the revenue office: Revenue NSW sets only the timing, which is that the duty has to be paid before settlement. Whatever you borrow towards it is added to the loan, and if that takes the loan above 80% of the price, lenders mortgage insurance enters the picture too.
